Eviction Help in Santa Barbara and Santa Maria, California

Santa Barbara County tenant holding an eviction notice
Got this notice? You may have only days to act. Call (818) 307-1308 for a free case review.

Santa Barbara County has two very different rental markets: the expensive South Coast around Santa Barbara, Goleta and Isla Vista, and the North County around Santa Maria, Lompoc and Orcutt. Both share one court system, and both have tenants facing eviction notices every week. This page explains eviction help in Santa Barbara and Santa Maria: which courthouse hears your case, what local rules apply, and how to get your documents reviewed without leaving home.

Eviction Defender is not a law firm. We provide tenant guidance and document preparation, and we start every case with a free review.

Santa Barbara County courthouses that hear eviction cases

Evictions (unlawful detainer cases) are filed in the Superior Court of California, County of Santa Barbara. The court handles them in two main places:

  • Santa Barbara (South County): the civil division at 1100 Anacapa Street, with the court's self-help center on the 2nd floor of the same building.
  • Santa Maria (North County): the civil courthouse at 312 East Cook Street, Building E. The county law library at the same Cook Street complex also hosts a legal resource center.

Which one is yours? The complaint itself shows the court location where your response must be filed, so check the top of your Summons (SUM-130) and complaint.

Cities and communities we serve

On the South Coast, we help renters in Santa Barbara, Goleta, Isla Vista, Montecito and Carpinteria. In the North County, we help tenants in Santa Maria, Orcutt, Guadalupe, Lompoc, Vandenberg Village, Buellton, Solvang, Los Alamos and New Cuyama.

Local rules: Santa Barbara's just-cause ordinance and state law

Every covered tenant in the county gets the protections of the state's Tenant Protection Act (AB 1482): after 12 months, a landlord generally needs a just cause to end the tenancy, and a no-fault eviction usually requires relocation help equal to one month's rent.

Some South Coast communities go further:

  • City of Santa Barbara. The city has had its own just-cause eviction ordinance since 2019. It has been amended several times, including in 2025, and the City Council was still discussing further changes in late 2026. Relocation amounts and other details can differ from state law, so we check the current version for your notice.
  • Carpinteria. The city has adopted its own relocation payment rules for no-fault evictions.
  • Santa Maria and North County. Most tenants rely mainly on AB 1482 and other state rules.

Many renters in Isla Vista and Goleta are students on fixed-term leases, and many in Santa Maria live in single-family homes or farmworker housing. Each situation has its own questions about coverage, which we work through in your free review.

Common eviction situations on the Central Coast

  • 3-day notice to pay rent or quit. Saturdays, Sundays and court holidays don't count. See what a valid notice must include in our guide to the 3-day notice to pay rent or quit.
  • Remodel or owner move-in notices on the South Coast, where a no-fault reason must meet strict rules and usually comes with relocation help.
  • End-of-lease disputes with student households in Isla Vista, including notices about extra occupants or noise. Our guide to the 3-day notice to perform covenant or quit can help.
  • 30-day or 60-day notices on month-to-month tenancies in Santa Maria and Lompoc.

If you've been personally served with a Summons and Complaint, you generally have 10 court days to file a written Answer (form UD-105). Without one, the landlord can request a default judgment and move toward a sheriff lockout.

When You Choose Our Services, It Matters More Than You May Know

There was a time when my family and I faced eviction.

We did not have the resources, information, or understanding we needed at the time. We were confused, anxious, and worried about how I was going to take care of my family. I felt powerless standing against a landlord and their attorney because I simply did not know what I needed to know.

That experience stayed with me.

Later in life, I was blessed with the opportunity to come full circle—to learn, research, understand, and obtain the information I once desperately needed. What I went through became more than just a difficult chapter in my life. It became a purpose.

Today, when someone comes to us facing an eviction, foreclosure, landlord-tenant dispute, or another serious matter, I don’t look at their paperwork as just another file.

I understand that there is a person and a family behind those papers.

When I hold your paperwork in my hands, I remind myself that you are trusting me with something incredibly important. In a very real sense, I am holding a representation of your life in my hands.

That responsibility matters to me.

Our clients have shared their experiences through Yelp and Google reviews, telling us that our services helped them when they were facing difficult and uncertain circumstances. While every situation is different and no outcome can ever be guaranteed, those words mean a great deal to us because they remind us why we do what we do.

You deserve information.
You deserve to understand your situation.
You deserve to know what options may be available to you.
And you deserve to be treated with dignity and compassion.

When you choose our services, you’re not just choosing someone to look at paperwork.

You’re choosing someone who understands what it feels like to be on the other side of that paperwork.

Because I’ve been there. And that’s why your situation matters to me.
