Facing a sale date? Every day counts. Call (818) 307-1308 for a free case review.

Riverside County stretches from Jurupa Valley and Corona to Temecula and the Coachella Valley, and foreclosure notices land in every corner of it. If one landed at your door, you may be able to stop foreclosure in Riverside County, or buy enough time to sell on your own terms. The key is knowing which stage you're in and what still works at that stage.

Eviction Defender helps Inland Empire homeowners make sense of default notices and prepare the documents servicers request. We are not attorneys, and we never promise a result, but we can help you move quickly and avoid costly mistakes. Our California foreclosure help page covers the statewide rules.

Where Riverside County Foreclosure Notices Are Recorded

Foreclosure notices for Riverside County properties are recorded with the Riverside County Assessor-County Clerk-Recorder. The recorder's main recording office is at 2724 Gateway Drive in Riverside, and recorded documents are public, so anyone can look up a Notice of Default on your parcel. That's also why investors and "foreclosure rescue" companies often start calling and mailing right after one is recorded.

The process usually starts once a loan is more than 120 days behind, which is when federal rules generally let a servicer make its first foreclosure filing. The trustee then records a Notice of Default. Our guide to missed payments before foreclosure explains what happens in the months before that.

The Notice of Trustee Sale and the Auction

At least three months after the NOD is recorded, the trustee can record a Notice of Trustee Sale. It must be given at least 20 days before the sale. Riverside County sales are held at the location named in that notice, and the trustee picks the site, so read yours carefully rather than relying on what a neighbor or a mailer says. Sales are often postponed, so call the trustee or check the sale number before the date.

How to Stop Foreclosure in Riverside, Stage by Stage

You've received a Notice of Default

  • Call your servicer and ask for a loss-mitigation application. Send it complete, and keep proof of what you sent and when.
  • Under California's Homeowner Bill of Rights, a servicer generally can't move toward a sale while a complete modification application is pending (with conditions). This is called the ban on "dual tracking".
  • Reinstatement is available: pay the missed payments plus fees and the loan is back on track.

A sale date has been set

You can still reinstate up to five business days before the sale. After that point, stopping the sale generally means paying off the whole loan (redemption) before the auction, or closing a sale of the home first. Our article on reinstatement vs. redemption explains the difference.

The home has been sold

After a nonjudicial trustee sale, California law gives no right of redemption, so you can't undo the sale by paying later. Focus on two things. A new owner may offer cash for keys if you agree to move out by a set date. And if the auction price exceeded the debt, the trustee holds surplus funds for the former owner and junior lienholders; see our foreclosure surplus funds guide. You can claim these yourself, so be careful with anyone asking for a large cut. If the buyer files an eviction, visit our Riverside eviction help page.

Frequently Asked Questions

Where is a Notice of Default recorded in Riverside County?

With the Riverside County Assessor-County Clerk-Recorder. Recorded documents are public, which is why many owners start getting mail from investors soon after a Notice of Default is recorded.

Where are Riverside County trustee sales held?

At the location named in your Notice of Trustee Sale. The trustee chooses the site, so check your notice and confirm the date with the trustee, since sales are often postponed.

How long do I have before a Riverside foreclosure sale?

A Notice of Trustee Sale can't be recorded until at least three months after the Notice of Default, and the sale can't happen until at least 20 days after that notice is given. Your actual timeline may be longer if the sale is postponed.

Can I get free foreclosure counseling in the Coachella Valley?

Yes. The Coachella Valley Housing Coalition in Indio and the Fair Housing Council of Riverside County's Palm Springs office are both on HUD's list of approved counseling agencies that offer foreclosure counseling.

Can I buy my Riverside home back after the trustee sale?

Not after a nonjudicial trustee sale. California provides no post-sale right of redemption in that case. You may still be able to negotiate cash for keys or claim any surplus funds.

When You Choose Our Services, It Matters More Than You May Know

There was a time when my family and I faced eviction.

We did not have the resources, information, or understanding we needed at the time. We were confused, anxious, and worried about how I was going to take care of my family. I felt powerless standing against a landlord and their attorney because I simply did not know what I needed to know.

That experience stayed with me.

Later in life, I was blessed with the opportunity to come full circle—to learn, research, understand, and obtain the information I once desperately needed. What I went through became more than just a difficult chapter in my life. It became a purpose.

Today, when someone comes to us facing an eviction, foreclosure, landlord-tenant dispute, or another serious matter, I don’t look at their paperwork as just another file.

I understand that there is a person and a family behind those papers.

When I hold your paperwork in my hands, I remind myself that you are trusting me with something incredibly important. In a very real sense, I am holding a representation of your life in my hands.

That responsibility matters to me.

Our clients have shared their experiences through Yelp and Google reviews, telling us that our services helped them when they were facing difficult and uncertain circumstances. While every situation is different and no outcome can ever be guaranteed, those words mean a great deal to us because they remind us why we do what we do.

You deserve information.
You deserve to understand your situation.
You deserve to know what options may be available to you.
And you deserve to be treated with dignity and compassion.

When you choose our services, you’re not just choosing someone to look at paperwork.

You’re choosing someone who understands what it feels like to be on the other side of that paperwork.

Because I’ve been there. And that’s why your situation matters to me.
